If you are licensed as a Salesperson in another state and want to become a  Nevada Salesperson

Nevada will accept some education you completed for your current real estate license towards your Nevada license. Continuing Education doesn’t count. Only Pre-licensing counts.

If your pre-licensing education was 60-hours -90-hours:

If you are presently licensed, and your pre-licensing education was 60 hours but less than 90-hours….you will probably need 45-hours of Real Estate Law for Nevada.

If your pre-licensing education was 90-hours or more…you will probably need 18-hours of Nevada Law for Nevada.

If you are NOT presently licensed in another state, you will also need the Nevada 30-hour contracts and agency course.

How do I find out what  courses I completed?

• Contact your local licensing agency for a Certified License History. Have it sent to you.
• Either ask them which course you passed or review your Certified License History, when it comes; for the course name. 
• The history must be dated within 90 days of your Nevada application submission date.

What else will I need?:

• Certified License History from the state licensing agency dated within 90-days of Nevada application submission.

• Fingerprints starting a background investigation. If in Nevada (preferred) use a Nevada approved vendor. If not in Nevada, use a police station for hard-copy fingerprint cards. Fingerprints expire after six (6) months. 

• Pass the Nevada state-specific Salespersons real estate test with Pearson VUE. You have a similar license, so you are exempt from the national portion.

• Affiliate with a Nevada broker, who signs your application.

• Apply for a Nevada real estate salesperson’s license with the Nevada Real Estate Division.

• Your license is sent to the brokerage on your application after the state reviews your background investigation and approves your completed application. You are licensed when the license is received by the brokerage.

If you are licensed as a Broker in another state and want to become a Nevada Broker

You will need 8-years experience or 64-college credits or a combination. (2-years experience = 16-college credits).

In addition, you will need to pass 18-hours of Nevada Law and 45-hours of Broker Management. It comes with a crash course. Here is the link to ORDER.

Nevada Brokers need a location in Nevada for a Brokerage. You can share office space.

What else will I need?:

• At minimum, 2 of the last 4 years of active experience verified by your active broker’s license.
  Certified License History from the local licensing agency dated within 90-days of Nevada application submission.

Why choose a Broker Salesperson’s license?
The difference between the Broker applicant and the Broker-salesperson applicant is the need for experience. A broker-salesperson doesn’t need the 2-years of experience, works for a Nevada Broker, can upgrade to a Broker after the 2-years experience is gained, without retesting, and can perform some tasks that a salesperson cannot.

Education required if not using experience is:

1. 1. 45 hours or 3 college credits Real Estate Principles or licensed experience.
   2. 45 hours or 3 college credits Real Estate Law or licensed experience. (must include 18 hours Nevada law provided by a NV school).
   3. 45 hours or 3 college credits Real Estate Appraisal course or licensed experience.
   4. 45 hours or 3 college credits Broker Management course (Nevada specific course).
   5. 15 college credits in other real estate related courses such as business, economics, management, accounting, finance, and marketing or licensed experience.
   6. 15 hours or 1 college credit in contracts in real estate transactions to the extent allowed in the capacity of the licensee. (Licensed out-of-state applicants are not required to take this course.)
   7. 15 hours or 1 college credit in agency which must include 3 hours of foundation of relationship between broker and agents and 3 hours of risk reduction. (Licensed out-of-state applicants are not required to take this course.)
   8. General college level credits from any accredited college or university:
      
      1. Unlicensed first-time applicants: 35 credits.
      2. Licensed out-of-state applicants: 37 credits.

You will need to pass both parts of the Nevada real estate broker’s exam, if you are not presently a broker.
